You've heard it before, but I'll say it again, bathrooms and kitchens sell houses!
Today, let's focus on how to stage your bathroom. First off, you do not have to completely gut your bathroom to make the necessary updates for real estate. Work with what you've got! For short money you can dress up your tired bathroom and make it look refreshed. Here are the basics that are covered in a typical Go Room By Room Staging Consultation.
Remove all personal items from counter top, back of toilet and shower/tub area
Remove all area rugs/mats from the floor
Remove curtains and valances
New white fluffy "show towels", $50
White shower curtain with texture and white liner, $40
Cordless cellular shade on window in white, $50
Update cabinet and drawer hardware, $30
Some bathrooms need a bit more TLC to get them ready to sell. Think of it like getting a new outfit for a big event and wearing your old beat-up shoes, no jewelry and just throwing your hair into a ponytail. This is assuming your bathtub/shower and flooring is in decent shape and is a neutral color.
Replace your vanity and top with a white or gray in-stock set (30", 36" or 40" vanity and top), $450-650 (36") + plus plumber
New mirror to match vanity, $100
New sink faucet (note if sink top is pre-drilled with 4" or 8" spread), $100-150 + plumber
New towel rods, ring and toilet paper holder to match faucet style, $125
New vanity light, $100
Paint walls a neutral color with fresh white trim, $100 + your painting skills
If the floor tile is just plain ugly consider using Luxury Vinyl Plank (LVP), ~$1,000-2,500 with installation and average bathroom size
